Roofing Frequently Asked Questions
Here are our answers to some commonly-asked questions about Modern Roofing.
- Why restore your roof?
- A free roof inspection and detailed report from Modern Group can identify potential problems, leaks and areas of your roof requiring maintenance. This can avoid damage to your home caused by ignored and unnoticed leaks in the roof and can defend your greatest asset before a full roof replacement becomes the only option.
- Does Modern provide a quality guarantee on roof restorations?
- Modern Roofing offers a 7-year guarantee on all coatings to ensure your complete satisfaction and peace-of-mind.
- Are steel roofs louder than tiled roofs during storms?
- No. In fact, many customers report their new steel roof to be quieter than the tiled roof they replaced.
- Do steel roofs attract lightning?
- A metal roof does not attract lightning, or increase the likelihood of your home being struck by lightning.
- What pitch can I put roof tile on?
- The minimum pitch of a roof to lay tiles is 15 degrees, but you must also consider several factors such as the length of the rafter, wind speed and type of tiles.
- What is "sarking"?
- Sarking involves laying a flexible membrane under the roof battens before installing a new roof. Sarking can reflect up to 95% of radiant heat entering your roof space and provide thermal insulation. This can also minimize condensation, reducing the chance of staining and mould on the ceiling and blocking airborne dust from the home.
- Are both concrete and terracotta tiles appropriate in coastal environments?
- Concrete and terracotta tiles can be used in a variety of environments. Coastal environments are perfect for both concrete and terracotta, which are designed to endure the wind, seaspray and salty air of the ocean areas.
- Can you safely drink water off a tiled roof?
- While Supablock coatings and the raw materials used to manufacture roofing tiles will not affect the safety of the water, a first flush device is recommended to avoid dust, organic matter and leaves.
- Does Modern fix leaking roofs?
- Leaky roofs are a common occurrence, usually caused by hail stones, fallen branches or simply a lack of regular maintenance. By following a leak backwards from the drip up through the roof, the source of the leak can be identified. Modern Roofing is your first point of call to repair, restore or replace the roof. Modern Roofing can perform all manner of services from simply replacing the broken tiles or re-bedding ridge caps to high pressure roof cleaning and water proofing.
- What does a Modern roof restoration involve?
- A Modern roof restoration is a complete solution to transforming your home and restoring it to its former glory. Modern will replace every damaged or broken tile, pressure clean your roof to remove dirt, moss and fungus and – if necessary – re-bed capping tiles. We also apply flexible pointing to all capping and apply Mould Rid to kill moss spores before priming tiles with Primabond to stabilize the surface. Finally, tiles and capping are sealed with a sealer coat and re-coloured using Modern's unique Supablock technology.
- How does Modern's roofing technology differ from competitors?
- Modern employs a specially-designed and manufactured 'Supablock' roof tile coating for high quality and longevity in all of our roof restorations and replacements. Supablock's special ceramic pigments reflect the sun's heat, reducing the temperature of the roof's surface and saving you money on running costly air conditioners by reducing the heat indoors. Supablock's high quality, synthetic colour also ensures longer lasting, fade and chalk resistant colour, as well as special chemical additives to ensure quick, proper curing under a variety of weather conditions.
